What evidence do I need?

Comparable properties at lower bands, plus floor area / property type if available.

The strongest evidence is a list of comparable properties: same street, same property type, similar size, currently in a lower band. We assemble this for you from HM Land Registry Price Paid Data and the EPC Register, both Open Government Licence v3.0. Five comparables is the practical maximum the VOA will read. Sale prices from the original valuation period (1989–93 in England, 2001–05 in Wales) are also accepted, though hard to come by; we backcast modern sale prices to a 1991 / 2003-equivalent value using the ONS House Price Index where useful.
